LEASING AND TENANT ACQUISITION
Leasing and tenant acquisition encompasses the
development and execution of leasing strategies and initiatives that ensure the portfolio is leased
out to potential tenants. To deliver on their mandate, our leasing personnel keep abreast with
property market developments and market trends as well as conduct periodic market and competitor
analysis. Service offerings include:
Preparing periodic leasing strategies across the portfolio,
negotiating and managing end-to-end process of lease renewals and concluding new leases, this
includes the non-GLA portfolio (outdoor advertising),
coordinating the marketing and advertising of vacancies on various media channels to attract
potential tenants, and
lease administration
PORTFOLIO MANAGEMENT
Portfolio Management oversees operations, control,
maintenance and general oversight of real estate portfolio. Portfolio Management oversees a portfolio
of properties which includes externally tenanted properties along with owner-occupied properties.
Service offering includes:
Management and scrutiny of portfolio utilities and related service providers, billing, collection
and arrears management,
tenant and stakeholder interface,
annual budget formulation and management of income and costs against approved budget,
and providing operational support and alignment to asset management strategies
ENERGY & SUSTAINABILITY
The Energy Portfolio is a specialist function that
supports Transnet Property in reaching its energy security, carbon mitigation, and net-zero targets
through energy efficiency measures and advanced special knowledge. The Energy portfolio offers a
comprehensive range of services, including:
Energy Cost Savings,
Energy Auditing and Management,
Energy Efficiency, Alternative and Renewable Energies,
Measurements and Specialised Services – all customisable to suit customer needs,
our services are provided by qualified experts such as Certified Energy Managers, Certified Energy
Auditors, and professional engineers.
PROPERTY MARKETING AND BRANDING
The purpose and primary objective of the Transnet
Property Marketing Department is to develop and implement pro-active and coordinated marketing,
communication and reputation management as well as to build Transnet Property’s Brand reputation,
using multiple channels (radio, print, online, social media, direct marketing), in order to improve
Transnet Property’s competitiveness in the marketplace. Arising from this mandate, Marketing aims to
activate programmes which build investor confidence and contribute towards attracting new leases and
commercial developments for revenue generation.
Through our Digital Suite we aim to intensify our digital footprint and create a new sales funnel.
This will be achieved by bringing in the requisite creative skills to tell a compelling brand story.
FACILITIES MANAGEMENT
Transnet Property Facilities Management is a
multidisciplinary department consisting of three functions - The Facilities Management function, the
Project Management Office (PMO) and the Engineering Office. The Facilities Management function,
supported by the Engineering Office, is assembled to coordinate, and execute on all OPEX property
maintenance related services for our internal and external clients at a strategic, tactical, and
operational level to ensure compliance to relevant standards and regulations. Our primary function is
to ensure functionality, sustainability, comfort, safety, and efficiency of our people and assets,
ultimately optimizing the portfolio’s performance. Our service delivery is premised on the smart
combination of integrated planned preventive maintenance solutions as well as a roving mobile
maintenance solution (RMD) designed to be the rapid first responder for day-to-day repairs and
maintenance.
ASSET MANAGEMENT
The Asset Management mandate is to maximise the
returns from the Transnet property portfolio and to grow the asset base using best practice asset
management principles. Our portfolio of properties which is spread across South Africa lends itself to
development through joint investment partnerships between Transnet and external partners. To that end,
various precincts are continuously identified and included in the pipeline of future private sector
partnership (PSP) developments, mainly in the retail, industrial and commercial space, and taken out
to the market. Service offerings within the Asset Management function include:
